Coaching With Me

What does coaching with me look like? That depends on a few different things.

  1. What are your goals?
  2. What are you wanting to learn about?
  3. What challenges are you having in your business?
  4. Are you looking to scale? Maintain?
  5. Do you need help putting systems in place to make your business more efficient?
  6. Do you want to maximize your current portfolio?
  7. Do you want to start investing in larger buildings?
  8. Are you dealing with 1 challenge that you need help with?

My coaching offer is flexible depending on what you need. I offer both short term coaching as well as longer-term ongoing coaching, again, depending on your goals and what you need.

Why Use a Coach

When you are a Real Estate Entrepreneur—you are working your own business and you (and your partner if you have one) are the only ones on your executive team.

Coaches help to fill the gap. There are a number of ways to learn things—and one of the best ways is to learn from the experience of people who have been there before. Coaches can help you to figure out your direction and help you to problem solve and move forward.

Coaches give you a sounding board for your thoughts and help keep you on track to your dreams.

Sarah Coupland Speaking

My One on One Approach

There are a lot of challenges in running your own real estate business, and in particular, being a landlord. I’ve developed a mindset to help keep sane during challenging times and allow you to still enjoy real estate investing and persevere.

My Areas of Expertise

Property Management Systems

I currently manage a team that is responsible for 250 rentals. We’ve built systems to manage as efficiently as possible while providing great service to our tenants and clients.

Tenant Training

How you communicate with your tenants will determine your relationship with them. I have systems for creating great tenant relations right from the start.

Managing Maintenance and Repairs

With buildings comes on-going maintenance, repairs, and renovations to maximize your portfolio.

Dealing with Challenging Tenants

Not every tenant relationship is going to be good, and I’ve had lots of experience with those that are not. I have strategies for keeping a clear head and moving towards resolution.

Multi-Unit Investing

I love multi-unit investing. It’s a longer-term approach and well worth the time, but an intimidating strategy to get into. I can help navigate the multi-unit world from analyzing deals to maximizing the use of your property.

Transitioning Buildings

Building transitions can take time and can be very challenging. I’ve transitioned buildings for my clients and for myself and my partners. This entails tenant transitions as well as coordinating renovations and maximizing the use of the space.

Structuring Creative Deals

Some deals can be challenging—and some can benefit from getting creative. I look at the goals of the seller and the possibilities of the property to come up with win-win structures that work for everyone.

Joint Venture Partnerships

I work with JV partners in many of my deals, providing them with great returns on their investments.

Mindset of a Happy Landlord

There are a lot of challenges in running your own real estate business, and in particular, being a landlord. I’ve developed a mindset to help keep sane during challenging times and allow you to still enjoy real estate investing and persevere.

Finding Balance

There’s only so much time in a day and so many activities. Work, family, social, real estate—where does it all fit together? I have a huge focus on family, while still growing my businesses. I have learned tips and tricks for keeping it all together and not sacrificing the things that are important.

Focus

There are so many options for investing, and it’s easy to lose your focus and follow the next shiny thing. I know I have done this in the past, and the help of my coaches and friends has helped me stay on track.

Finding and Analyzing Deals

Many deals I do are off-market, and they are great! Regardless where your deals come from, knowing the numbers and how to project returns is super important.
